Torsion Spring Failure on a Two-Car Door in The Trails
The problem: a single torsion spring snapped at the coil and dumped the full weight of the door onto the right side. The door sat crooked in the opening, the opener was straining, and one more cycle would have pulled the cables off the drums. What we did: measured the old spring at 0.234-inch wire diameter, 2-inch inside diameter, and 32 inches long, then installed a matched pair (you replace both springs, never one) rated for the door’s actual weight. The result: the door lifts with two fingers on the bottom rail and the opener isn’t fighting a half-sprung door anymore.
Bent Track Section After a Bumper Tap in Newman Village
The problem: the vertical track on the left side had a bow in it where the car bumper made contact. The roller was binding in the curve, so the door would climb halfway and then jerk to a stop. What we did: pulled the bent section, installed a new matching vertical rail, and reset the flag bracket so the curve was true. The result: the door runs quiet through the full cycle and there’s no more hang-up at the midpoint.
Logic Board Replacement on a LiftMaster Opener in Phillips Creek Ranch
The problem: the opener would work from the wall station but not from any remote. The logic board was fried after a power surge, and the receiver module on the board wasn’t responding to reprogramming. What we did: swapped the logic board with the correct LiftMaster part number, re-paired both remotes and the keypad, and verified the travel limits and force settings. The result: remotes work from the street, the keypad is back online, and the opener stops and reverses on force, which is what you want if a kid or a dog is under the door.
Warped Bottom Seal on a West-Facing Door in Stonebriar
The problem: three summers of direct Texas heat on a west-facing door had baked the bottom seal stiff. It was cracked in three places and had curled up at the corners, so dust and rainwater were getting under the door into the garage. What we did: pulled the old T-style seal out of the retainer, cleaned the channel, and fed in a new bulb seal cut to the exact width of the door. The result: the door meets the floor evenly across the full span and the garage stays dry through the spring storms we get in Frisco.
Full Door Replacement on a Hail-Damaged Panel Door in Lawler Park
The problem: the March hail storm left the top two panels looking like golf balls. The homeowner’s insurance adjuster wrote the door as repairable, but the panel cost plus paint work was within a few hundred dollars of new panels, and the old springs were under-rated for the weight. What we did: installed two new Clopay steel panels, replaced both torsion springs with a properly rated pair, and balanced the door before re-connecting the opener. The result: an 18-year-old door that now looks new from the street, and the springs aren’t working outside their design range.
Cable Off Drum and Crooked Door in The Preserve
The problem: the right cable had jumped the drum and was wrapped around the shaft, so the right side of the door was hanging three inches lower than the left. The door wouldn’t close all the way and the bottom edge was chewing up the concrete. What we did: unwound the tangled cable, replaced both cables (the left one was fraying too), re-seated the drums, and set the door level before re-tensioning the springs. The result: the door travels straight up and down, and the safety sensors at the floor can actually see each other again.
